Why We Need You

We’re seeking an analytical, detail-oriented Acquisition Analyst to join our real estate investment team. This role will be instrumental in evaluating potential acquisitions by underwriting detailed financial models, conducting market analysis, and supporting strategic investment decisions. Additionally, operational asset management functions will be part of this role. Ideal candidates are analytical thinkers with a foundation in finance, real estate, or economics, and have strong proficiency in financial modeling using Excel.

Role Responsibilities

  • Evaluate real estate investment opportunities by creating and refining financial models based on provided property financial data from brokers, developers, and other sources.
  • Conduct comprehensive market research, including rental rates, expense assumptions, property valuations, market trends, and economic conditions to inform model assumptions.
  • Prepare detailed analyses and investment summaries to facilitate internal decision-making and external negotiations.
  • Create complex financial modeling using excel and sheets.
  • Collaborate with internal teams to verify accuracy of model inputs and assumptions, ensuring reliability of forecasts.
  • Continuously improve and update the existing underwriting models and tools to enhance accuracy, efficiency, and usability.
  • Assist in preparing presentations and reports for senior leadership and investors as required.
  • Assist in review of existing assets to obtain usable data for underwriting models

Qualifications

  • Bachelor’s degree or equivalent experience in Finance, Real Estate, Economics, or a related field.
  • Previous internship or entry level experience in real estate finance, underwriting, acquisitions, or a similar analytical role is preferred but not required.
  • Demonstrated proficiency in Excel (minimum 7/10 rating), including financial modeling, spreadsheet management, and familiarity with advanced Excel functions (formulas, pivot tables, etc.).
  • Strong analytical, quantitative, and problem-solving skills with exceptional attention to detail.
  • Excellent verbal and written communication skills, able to clearly present complex financial information.
  • Ability to manage multiple projects simultaneously in a fast-paced environment.
  • Exposure to real estate investment concepts, including partnership structures, waterfalls, debt leveraging, cash-flow modeling, equity multiples, return rates, and sensitivity analyses.
The total compensation for this role is $60,000-$75,000, based on experience. As a growing company, we offer a dynamic environment with opportunities to take on more responsibility and grow with the company over time.
